Tribeca Residence by TM

Architects & Firms
Location: New York City
Project size: 3,800 square feet
Program: This primary residence for a family in Tribeca is a conversion of two adjacent apartments into a single unit. TM (formerly Taylor and Miller Architecture) merged these apartments by creating a home that maintains a private wing and a public wing connected by a long, somewhat exuberant corridor. The public wing is located on the Hudson River side of the building, with southwesterly views, while the more secluded wing is toward the east, where the views are more private and inherently insular.
Design Solution: Spaces in the apartment flow seamlessly from one to another. In the public areas, dark walnut surfaces lead into the living space, while concealed elements like a powder room and home office are subtly integrated. A lighter maple wood surface defines the kitchen, concealing cabinetry and storage.
The primary corridor, which functions as much as a living area as a hallway with spaces for seating and even a library lounge integrated into the design, is framed on both sides by walnut veneer surfaces. The primary bedroom at the end of the corridor is wrapped in a continuous surface painted in gray limewash. Conceptually, these flowing surfaces create a spatial "river" that guides movement through the home, creating moments of pause, or "eddies," where the family can linger and relax, such as in the home office or library.
Not only are the architectural surfaces functional, but they add surprise, with spaces revealing themselves slowly as you move through the apartment. In the open-plan kitchen, living, and dining area, TM uses custom finishes for the kitchen island (white oak with a cherry stain), lounge tables, and dining table to unify the design. In the corridor, recessed lighting running along the edges of the ceiling bathes the wood surfaces. The red oak veneer, with a chocolate stain, is also used in the living room with custom lanterns that further emphasize the cohesive design.

Structure and Materials: TM’s design employs bands of custom wood veneer to create a fluid architectural language. These surfaces define space while concealing functions—closets, cabinetry, powder rooms—and seamlessly integrate elements like a piano lounge, library, and seating nooks. The flow of the wood surfaces carves out areas that serve both practical needs and moments of retreat along the primary corridor’s path.
